Job description/Goals (including but not limited to):

Big Sur construction is looking for a Sr. project manager that has 5+ years of experience constructing 50+ unit multifamily new construction and historic apartments. The ideal candidate has worked for a developer and can manage project deliverables, speed and quality. The project manager is responsible for day to day interaction between the owner developer/design team/construction team and subcontractors.

Responsibilities

  • Pre-construction/Take off/Estimation
  • Buyout and budget
  • Schedule management and optimization – creative schedule to open spaces fast. Be willing to work trades in parallel – Be willing to think outside of the box!
  • Vendor and subcontract negotiation and interaction
  • Materials and PO purchase
  • Manage scopes, submittals and design iteration
  • High attention to detail, process driven work ethic, and ability to hit deadlines and handle stressful situations.
  • Positive attitude

  • Preferences:
  • Experience with 3A – 5A construction types
  • Strong preference for project manager from a development company

  • 5+ PM or senior construction management experience
  • Quick estimation + ability to bid scopes of work
  • Ability to set a realistic schedule and manage the team to stick to it
  • Ability to organize, plan and manage multiple activities to accomplish desired results.
  • Speed and Quality are key
  • Computer skills: basic microsoft tools + MP is a must. Google sheets and sage is a great bonus.

Job description/Goals (including but not limited to):

  • Rough in and Final inspections – Manage the interior trades from Wood frame construction though completion. Run tape to identify if the ASBUILDS are correct and ensure the units are being built correctly. Very detailed process involving individual unit plans.
  • Background in framing
  • Ability to read plans and pull a tape
  • Drive to push subcontractors and drive the overall interior project
  • Attention to detail: the Final product needs to be perfect * Administration:
  • Understand executed and previously signed subcontracts
  • Manage subcontractors scope of work in the field to ensure they are completing their tasks
  • Manage a few sheets with punchlist items that subcontractors need to complete
  • Excel, google sheets knowledge a plus * On site work
  • Learn from some of the best in the multifamily business both on the superintendent and project management side
  • Done be afraid to get your hands dirty
  • Some basic knowledge of rough carpentry and ability to perform simple tasks on site
  • Any background in heavy equipment use is a plus or can be learned: Lull, Lift, forklift

  • Daily management of the subcontractors, construction sequence and site control.
  • Understand construction sequence, plans and specifications and pace
  • Experienced new construction MULTIFAMILY superintendent $10-$30 million (brick, wood, and concrete, precast parking, familiarity with IBC)
  • Strong background in carpentry
  • Ability to oversee multiple subcontractors and job sites on a daily basis. Must be able to coordinate and communicate with Project Management team and corporate office staff.
  • High attention to detail, process driven work ethic, and ability to hit deadlines and handle stressful situations.
  • Positive attitude
  • Strong plus: Work with Microsoft Office, Microsoft Project, Procore

Job Description

Provide full project oversight: Schedule, scopes of work, subcontractors, materials, safety and overall site production.

  • Preconstruction – Prepare bid packages and scopes for bid
  • Subcontracts – Engage with local and regional subcontractors to bid out and execute scopes of work.
  • Communicate budget, schedule, quality, and safety expectations with all team members internal and external. Establish a weekly project/super meeting to communicate and address project issues
  • Work with the project superintendent to create a project schedule. Publish the schedule weekly and ensure it is updated.
  • Work with project engineers to issue Subcontracts and PO. Ensure these are timely and ready for execution against the schedule.
  • Work with architects, civil, engineers, interior designers to understand the plans, design intent and scope of work
  • Use procore to manage submittal and RFI process.
  • Work with the superintendent to communicate, implement and enforce safety procedures and policies.
  • Organize and supervise the project construction team. Hold regular project coordination meetings with subcontractors.

What do you need/Requirements:

  • Previous wood frame construction experience. Carpentry
  • Previous apartment new construction experience
  • Bonus – Precast/Tower crane experience

We manage over 2500 apartments and are looking to bolster our maintenance staff with a few more employees. We are looking for a dedicated and team player turns and maintenance assistant to join our team. 

Duties and responsibilities (not limited)

  • Doing punchlist (what the unit needs before the next tenant moves in)
  • Doing checkout (when tenant moves out)
  • Doing validation (when maintenance vendor finishes a unit)
  • Doing audit (before the move in to make sure everything is ready)
  • Building cleaning audit
  • Managing maintenance tech
  • Auditing maintenance work orders
  • Dealing with tenant escalation
  • Dealing with move in escalation
  • Follow up the status of work order with the tenants (when a vendor close the work order need to confirm completion with tenant)
